Cost to build a house (luxury) in Kimberley

Northern Cape · 2026 estimate

Based on Setout’s estimate model, building a house (luxury) in Kimberley costs roughly R 12 324–R 31 600 per m², with a typical rate around R 17 380 per m². Here’s how that breaks down, and how we calculated it.

A worked example

A 350 m² house (luxury) at the typical R 17 380/m² works out to about R 6 083 000 for construction. Of that, labour is roughly 27% (~R 1 642 410); materials and plant make up the rest.

Building in Kimberley

Kimberley, the Northern Cape capital, tends to sit slightly above the national mid-point on published provincial estimates — consistent with the province's remoteness. It lies around 500 km from Johannesburg, so materials sourced from the main economic hub carry meaningful transport cost. The Northern Cape is the country's largest province by area but least populated, so towns are far apart and long haulage distances are a structural feature of building supply here. Local infrastructure and service-delivery strain in the municipality can also affect timelines and connection costs on new developments.

What drives the cost of a house (luxury)

Luxury homes are priced by their specification, not their size. Imported tiling and sanitaryware, hardwood joinery, aluminium or steel glazing, home automation, and features like pools, cellars, and extensive landscaping can double the rate of a standard house. Structural ambition — cantilevers, large clear spans, double-volume spaces, basements — adds engineering and formwork cost. Professional fees are also higher because the design and documentation are more involved. On a luxury build the finishes and services, not the brick-and-mortar shell, dominate the budget.

What the low, typical and high rates buy

Low: R 12 324/m² in Kimberley, about R 4 313 400 for 350 m²

The entry point of the luxury band: a large, well-finished home with a standard structure. Good-quality local finishes, generous glazing, a pool and a three-car garage, but no basement, no long-span structure and limited automation.

Typical: R 17 380/m² in Kimberley, about R 6 083 000 for 350 m²

Double-volume spaces, frameless or slimline aluminium glazing, stone or large-format porcelain floors, a designer kitchen with integrated appliances, underfloor heating in parts of the house, home automation and a properly engineered pool and landscape.

High: R 31 600/m² in Kimberley, about R 11 060 000 for 350 m²

Bespoke at every level: basements and wine cellars, cantilevers and long clear spans in steel or post-tensioned concrete, imported stone and fittings, full automation, backup power and water systems, and landscaping designed with the house. Very few elements are standard catalogue items.

How Kimberley compares with other cities

At a typical R 17 380/m², Kimberley is 4% below the median of the twelve cities in this model for a house (luxury). 8 cities are dearer and 3 are cheaper. The range runs from R 13 420/m² in Rustenburg to R 24 860/m² in Cape Town. The model sets rates by province, so cities in the same province carry the same figure; the local factors described above are what separate them on a real project.

Plans and approvals in Kimberley

Building plans for a house (luxury) in Kimberley go to the Sol Plaatje Local Municipality for approval under the National Building Regulations and Building Standards Act 103 of 1977, with SANS 10400 as the technical standard. Work may not start before the plans are approved. The municipality also checks the proposal against its land use scheme; if the design needs a rezoning, a consent use or a building-line relaxation, add that process to the programme before you add it to the budget. A new home must also be enrolled with the NHBRC before construction begins, and the builder must be registered with the NHBRC.

Costs on top of the building rate

The rates above stop at the building. For a house (luxury), the items that most often get left out of an early budget are:

  • Higher professional fees, because design and documentation take far longer
  • Specialist engineering for basements, retaining and long spans
  • Solar, battery and water-storage systems if they sit outside the building contract
  • Estate or homeowners' association design review and its fees
  • Loose furniture, art and soft furnishings

VAT at 15% applies to the building contract and to professional fees from VAT-registered consultants.

How we calculated this

AECOM 2025/26 base rate for House (luxury) (Gauteng-anchored, excl. VAT, professional fees and site works) adjusted by the Northern Cape provincial factor (×0.79), derived from ooba's provincial build-cost table with Gauteng set to 1.0. Figures are planning-stage estimates, not a quote or a survey. Labour assumed at 27% of total (typical 25–30%). Excludes land, professional fees, VAT, and municipal contributions.

Questions

How much does it cost to build a house (luxury) in Kimberley?
Based on Setout's estimate model, roughly R 12 324–R 31 600 per m² (typical R 17 380). For a 350 m² house (luxury), that's around R 6 083 000 for construction — excluding land, professional fees, VAT and municipal costs.
What pushes a luxury home's cost per m² so high?
Specification and structural ambition. Imported finishes, bespoke joinery, large-format glazing, home automation, pools and landscaping, plus structural features like basements, cantilevers, and double-volume spaces. The shell is a small part of the number — the fit-out and services are where luxury budgets go.
Why is building in Kimberley priced this way?
Kimberley is in Northern Cape. Our model applies a provincial cost factor to a national base rate to reflect local labour rates, material transport, and market demand.
What is not included in this estimate?
The rate covers building work and materials only. It excludes the land, professional fees (architect, engineer, quantity surveyor), municipal connection and contribution charges, VAT, and any abnormal site or foundation costs. For a tender-ready figure, price the actual Bill of Quantities.
